The Manukau Golf Course redevelopment, spanning 20 hectares, entails transforming it into a 440-lot residential subdivision. A significant challenge emerged with the presence of contaminated soils from the site's golf course history, necessitating meticulous asbestos contamination methodologies. Alongside earthworks and civil construction, Hick Bros took charge of constructing a new intersection with Great South Road, a high-traffic area near the southern motorway off-ramp. This involved relocating/realigning services and installing traffic lights.

Hick Bros demonstrated exceptional stakeholder management as the development expanded, conducting dilapidation surveys to address construction disturbance/damage concerns. The proactive approach included direct communication between residents and the Site Manager, ensuring swift responses to complex needs and averting potential escalations. This communication extended to holiday periods, with adjustments to work plans to minimize disruptions to planned family events and enhance overall community satisfaction. Hick Bros additionally worked collaboratively with the client, staging hand overs to achieve client programme needs, allowing builders early access. ‍‍

Project highlights

Value Added Engineering

Assisted Design Teams and clients to manage scope changes, optimising the design for construct ability/cost; and - to meet market needs - we offered flexibility with the Construction Programme to allow staged builder access and changes to lot layouts.

Environmental

We had to work within a major stream with significant ecological importance (an inanga spawning habitat). This required careful management of ESC measures and ‘design as we go’ construction as well as stakeholder liaison with Council, iwi, client and locals.

Sustainability

The team at Waiata Shores have successfully reused over 500m3 of aggregate. This had a significant cost saving in addition to saving 2.2 tonnes of CO2 – the same as driving from Cape Reinga to the Bluff, twice!
